RegistryCHECK

Selecting the best applicants means predicting if applicants can and will pay the rent. National RegistryCHECK provides public landlord-tenant court records, specific to rental housing payments, to help you select the applicants who are most likely to fulfill their lease obligation. This extensive tenant rental information is not available from credit reports, yet has proven to be a leading indicator of future rental payment behavior. No other service offers such comprehensive information designed specifically for the multifamily housing industry.
How it works -
National RegistryCHECK uses sophisticated search logic to automatically compare the applicant to information in our databases. A comprehensive, easy-to-read report is immediately delivered summarizing the applicant's landlord-tenant court records.

Report details include:
SSN alert - notifying you of potential issues with an applicant's SSN.
Court records on file including:
  Failures to pay rent
  Unlawful detainers
  Judgments for possession
  Judgments for money
  Writs or warrants for eviction
Prior inquiry on file - verifies previous addresses, identifies use of different names and alerts you to applicants who have applied recently to a sister or competitor's property.
Key Highlights

34 million landlord tenant records, which is the largest database of landlord tenant records in the multifamily industry.
Nearly 25 years of experience collecting landlord tenant records.
Collections conducted at thousands of courthouses across the country.
Hundreds of thousands of new records added monthly.
RegistryCHECK is included in each bundled package for each service level, due to the importance we believe this product has in the screening process. Should you elect to bypass our bundled package offerings and order a stand-alone credit report (Advantage clients only) or stand-alone criminal report, we strongly encourage you to supplement either report(s) with a RegistryCHECK report.
The benefit of supplementing a stand-alone credit report with RegistryCHECK is as follows:
It can take up to 160 days for a skip or no-pay to show up on the credit files.
Late-pays and no-pays may never show up in the credit files.
7% of all applicants have a landlord-tenant record.
11% of all applicants have a consumer subprime or alternative credit report, which appears on our RegistryCHECK report, but not the credit report.
2% of all applicants have a record in both data sources (consumer subprime or alternative credit record and landlord-tenant).
1 in 7 applicants has a record in one of these data sources (consumer subprime, alternative credit, or landlord-tenant):
These are records that do not appear in credit files.
Highly predictive elements of an applicant's likelihood of fulfilling the lease obligations.
